Property managers handle everyday trash, unit turns, renovations and move-out clean-outs across more than one property, and the haulers rarely match. We source local providers for each property and put the work on one agreement and one invoice, so you manage the program instead of a list of vendors.

What you need
Most properties use the same short list. We source each from a local provider in the property's market.
| Need | What we set up | Related |
|---|---|---|
| Everyday trash and recycling | Recurring front-load or compactor service at each property | Commercial dumpsters and compactors |
| Dumpster area | Containers that fit the enclosure and the truck | Enclosure requirements |
| Unit turns and renovations | Roll-offs for cabinets, flooring and fixtures, with swaps on a schedule | Dumpster rental |
| Move-out clean-outs | Roll-offs or haul-away for bulky items | Construction dumpster rental |
| Renovation sites | Restrooms, fence and power for contractors | Temporary site setup |
Send us the property list and the service you use at each. We source local providers and show you one invoice.
Local rules
Recycling requirements are set by states and cities, and they differ. In California, for example, a multifamily residential dwelling of five units or more must arrange recycling services, and a business that generates four cubic yards or more of commercial solid waste per week must do the same.1 Check the rules for each property's city and state. If you are not sure what applies, ask us and your hauler before you set up service, because who is responsible for compliance is worth settling in writing. See waste contract terms.
One program
Managing several haulers across several properties costs time. One agreement changes that.
Charges by property on one invoice, so you can see spend by site.
You call us. We contact the local provider the same business day.
The same service levels and reporting at every property.
Add roll-offs for a renovation or restrooms for a project without a new vendor search.
Common questions
Recurring trash and recycling at each property, roll-offs for unit turns and renovations, bulky item removal for move-outs, and sometimes restrooms and fence for renovation work.
Yes. We source local providers in each market and keep the work on one agreement and one invoice.
It depends on the city and state. California requires recycling service for multifamily properties of five units or more, and other places have their own rules. Check each property's location.
It depends on the enclosure and the truck access. Our enclosure guide covers sizes and clearances, and we can match the container to your layout.
Yes. Tell us the property, dates and materials and we will source a roll-off.

Local providers do the work; we hold the contract, own the problems, and send one bill. If a pickup gets missed, we contact the provider the same business day.
